Annual Association Meeting Lessons Learned

Annual condominium association meetings are typically held during the months of January through April.  Attending the annual meeting may not seem important, especially for those who live in a well-managed condominium.  However, if you are concerned with the way your association is governed or how your maintenance fees are spent, the annual meeting is an excellent opportunity to effect a positive change.  This is done by electing competent, independent-thinking directors who aren’t on a power trip and don’t have personal agendas. … Continue reading Annual Association Meeting Lessons Learned

Quote: Calvin Coolidge

“Nothing in this world can take the place of persistence.  Talent will not; nothing is more common than unsuccessful people with talent.  Genius will not; unrewarded genius is almost a proverb.  Education will not; the world is full of educated failures.  Persistence and determination alone are omnipotent.” – Calvin Coolidge

Quote: Charles Krauthammer

“A country (USA) spending twice as much per capita on education as it did in 1970 with zero effect on test scores is not underinvesting in education.  It’s mis-investing.” – Charles Krauthammer

December 2011 Honolulu Condominium Market Report: Hawaiki Tower

Summary If you’re looking for a specific Hawaiki Tower apartment, you best not delay if one comes to market.  Four of the last five apartment sales were done in under 10 days.  Maintenance fees are quite low compared to those of surrounding Kakaako condos and the chart below shows that eager buyers have kept the number of apartments for sale to a minimum for the last 18 months.  As I write, there are two 1-bedrooms for sale (one low floor and one … Continue reading December 2011 Honolulu Condominium Market Report: Hawaiki Tower

Honolulu Rail Transit Progressing

The following article appeared in a recent Honolulu Board of Realtors publication.  In my opinion, there are many unanswered rail concerns, but time will tell if the information supplied by the Honolulu Authority for Rapid Transportation (HART) is correct. “From Kapolei to the heart of urban Honolulu, work is underway for the city’s rail transit project. Kiewit Infrastructure West Co., contractor for the first phase of the rail route from East Kapolei to Pearl City, has begun utility relocation work.  Crews are relocating … Continue reading Honolulu Rail Transit Progressing

December 2011 Honolulu Condominium Market Report: Hokua at 1288 Ala Moana

Summary As you can see in the chart below, Hokua sales continue to be very strong.  And because sales are steady, the number of apartments available for sale is at an all time low.  There are five apartments with different floor plans for sale, but current buyers won’t have much choice about their floor height.  Given this, sellers have a unique opportunity with few competitors.  If you’re considering a Hokua sale or purchase, contact Michael Zimmerman.   The chart above shows the number of sales … Continue reading December 2011 Honolulu Condominium Market Report: Hokua at 1288 Ala Moana

New Honolulu Condo Planned: Waihonua at Kewalo

NOTE:  The Waihonua developer demanded I remove all links to the Waihonua web site.  Apparently they believe the general public is not able to distinguish between the developer’s web site and my blog.  While I don’t share this belief, I have complied with their demand. I read a recent article in the Pacific Business News.  Here are the highlights: Eight years ago, Alexander & Baldwin (A&B) was the first developer in Hawaii to get started on a high-rise condominium project … Continue reading New Honolulu Condo Planned: Waihonua at Kewalo
